History of the Służewiec microdistrict
1378 - the name Służewiec was first attested in documents. Służewiec was listed as one of the 17 villages of Służewo manorial property. It was a village annexed to the neighboring village of Służewo (now known as Służew) and its area was 1.6 km2, making it the largest on the list.
In 1414, the village of Służewiec, by grant of Prince Janusz I of Warsaw, ruler of the Duchy of Warsaw, received the right of Chelm,
In 1580, the village was located in the Warsaw Povet of the Warsaw Land of the Masovian Voivodeship, the minor nobility of the Kingdom of Poland lived here,
In 1678, Służewiec and Służewo were purchased by Stanisław Heraklusz Lubomirski and became part of his landed property.
In 1886, Fort VIIA of the Warsaw Fortress was founded, called Fort Służewieckim. It was part of the fortifications of the Warsaw Fortress, built around Warsaw by the Imperial Russian Army. The purpose of the fort was to protect the road leading to the city of Puławy, which is now called ul. Puławska. In 1909, the fortifications of the Warsaw Fortress were decommissioned due to high maintenance costs. Fort VIIA was partially demolished in 1913. Currently, the fort is located on the territory of the village of Służewiec Południowy (now on Służewie),
In 1903, the Służewiec railway station was opened. It was part of the railway line between the Warszawa Mokotów and Nowe Miasto stations above Pilicą. The station operated until July 31, 1971. It was located southeast of Służewiec, on the current territory of the Ursynów Północny city information system.
In 1925, construction of the Służewiec racetrack began on a site of 1.5 km2, which opened in 1939. At the time of its opening, it was the largest and most modern horse racing venue in Europe. Currently, the race track is located at st. Puławska, 266, within the current boundaries of the Ursynów Północny city information system area.
On September 27, 1938, Służewiec was annexed to Warsaw.
1944 - Służewiec is destroyed during the Second World War. The only surviving historical building is a small Roman Catholic shrine located on Boxerskaya Street.
1951 - by government decision, a new industrial center was to be built on Służewcu. It should occupy about 260 hectares south and southwest of the street. Jana Pawła Woronicza. About 60 industrial facilities and a residential microdistrict for 26 thousand residents are planned there. Construction of the so-called Southern Industrial Component Region began on September 1, 1952.

In 1962, the Warszawa Służewiec railway station was opened, which is still operated by the Polish State Railways. It is located near Sasanki street.
On October 4, 1996, the Mokotów district was divided into urban information system districts, one of which was the Służewiec district. Some historical parts of Służewiec were included in the territories of the Służew and Ksawerów microdistricts.
In 2001, the municipal district of Służewiec Południowy was founded, governed by the Mokotów district council. It covers the territory of Służewiec Południowy and southeastern Służewa.
Location, administrative boundaries and divisions of the Służewiec microdistrict
Służewiec is located in the southwestern part of the Mokotów district in the Górny Mokotów subregion. This is a microdistrict of the city information system. In the north, its border is defined by Woronicza Street and a straight line running from the Miś roundabout to the western border; in the east - Obrzeżna and Wołoska streets; in the south - st. Bokserska (commune border); and west of the Warszawa-Radom railway line with Warszawa-Służewiec station
It borders the microdistricts of Wyględów in the north, Wierzbno in the northeast, Ksawerów and Służew in the east, the villages of Wyczółki in the south and Okęcie in the west. Its southern and western borders form the boundary of the Mokotów district, bordered by the Ursynów district in the south and Włochy in the west.
The southern part of Służewiec is part of the municipal district of Służewiec Południowy and is regulated by the district council. The border between Służewiec Południowy and the rest of Służewiec runs along Marynarska Street. Part of Służewiec Południowy is located in the nearby Służew district.
Currently, the area of the Służewiec microdistrict is 26 hectares. Within the boundaries of the microdistrict there is an industrial part and part of the residential building for service personnel. The remaining residential part (part of the village of Służewiec Południowy and Fort Służewiec), as we have already said, are located within the boundaries of Służewa.
The Służewca development has two parts. The first, located in the south, is a small residential complex of experimental and prototype residential buildings built using large slab technology with a population of about 2,500 people. Initially this village was designed for 18,000 residents. The experimental and, at that time, new methods of construction from prefabricated elements used in it allowed the residential complex to quickly expand.
The second, located in the north and known as Służewiec Przemysłowy (Industrial Służewiec), is an area intended during the Polish People's Republic for industrial enterprises and warehouses (the so-called industrial and warehouse district "Służewiec", covering an area of about 260 hectares). The area was founded on the agricultural lands of the villages Służewiec and Zbarż.
Służewiec industrial
In 1951, the area of Służewiec and Zbarż was designated as the industrial zone of the Służewiec Industrial and Warehouse District (Dzielnica Przemysłowo-Składowa "Służewiec"), later known as Slużewiec Przemysłowy (Industrial Służewiec. It was planned to build 60 factories and industrial enterprises in the area, as well as residential buildings for 26 thousand people. Construction here began in 1952.
The buildings were built using the large-panel system technology, which was one of the first examples of the use of such a system in Poland. The allocated territory occupied about 2.6 km2. Construction began in 1952. In the early 1970s, the industrial area employed approximately 20,000 people. Among the corporations present in the area, notable examples are: Teva Semiconductor Factory (Fabryka Półprzewodników “Tewa”), Lifting Equipment Factory (Zakłady Urządzeń Dźwigowych), Elwa Radio Components Factory (Fabryka Podzespołów Radiowych “Elwa”), Radio Ceramic Factories (Zakłady Ceram iki Radiowej ) and the Służewiec Meat Processing Plant (Zakłady Mięsne „Służewiec”), the Argo leather goods factory. This part of the city was also home to an elevator factory (passenger crane plant), the building of which was demolished in 2016.
Służewiec residential
Between 1960 and 1965, the Służewiec-Prototypy residential area, consisting of apartment buildings, was built in the southeastern part of Służewiec. It was designed as a place to test new architectural ideas, including technologies for building large-panel systems. The construction process and its observation allowed the testing, observation and improvement of various methods and technologies to be used in future projects. It was the first and largest district of this type in Poland, with an area of 122,000 m2. It was designed to accommodate between 17 and 20,000 people, mostly factory workers in the nearby Służewiec industrial area. Currently it is part of the territory of the Służew city information system.
Real estate in Służewcu
In the 1990s, manufacturing industry ceased to exist in the Służewiec area and the nearby western part of Ksawerów. This has led to the emergence of huge and developed areas on the real estate market, located near the city center and Warsaw Chopin Airport. All this contributed to the development of the business industry in the area, which ultimately led to the creation of the largest complex of office buildings in Poland. One of the first to be built in 1992 was the Curtis Plaza office building at the address: st. Wołoska, 18.
From 1995 to 2001, a complex of office buildings known as the Mokotów Business Park was built on the site, located in the area of Domaniewska and Postępu streets. In 2000, Galeria Mokotów, one of the city's largest shopping centers, was opened on the border of Służewiec. By 2019, 83 office buildings had been built on the territory. They were largely built without city control and contributed to the development of an office monoculture. In 2019, the area began to lose its status as an office center in favor of the Wola area.
Since the area initially developed as an industrial sector, no residential buildings were built in Służewcu. After the area transitioned from an industrial area to an office center, starting in the 1990s and continuing into the early 21st century, residential apartment buildings began to be built there, although in very small numbers compared to office buildings. In the 2020s, several thousand people live in this area, and up to 100 thousand people commute here every day to work.
Służewiec is an excellent place to buy an apartment for investment purposes.
New residential complexes in the Służewiec microdistrict
Residential complex Ażurowych Okiennic
The residential complex Ażurowych Okiennic or Apartamenty Wilanowska consists of 13 buildings of 4-7 floors, located on a plot of about 3.8 hectares. Construction took place in 2006–2014. A total of 471 apartments with areas ranging from 37 to 324 m² were built. The investment also includes service areas.
The developer of the estate was Rogowski Development, and the general contractor was Henpol. The residential complex was designed by one of the most famous architectural studios in Poland, JEMS Architekci.
The complex is characterized by an uneven arrangement of buildings - they are not lined up in a row, they vary in size, length and shape. The buildings have varied but simple shapes. Their location depends on the shape of the site and maximum use of usable area. Pedestrian routes have been laid out within the complex to create a common area for residents. The U-shaped building on the Alei Wilanowskiej side forms the façade and separates the rest of the estate from the street. A recreation area has been created in the southern part, including a children's playground and a park with tall greenery.
The premises are equipped with panoramic windows. Depending on the standard of the building, the apartments also provide: dedicated wiring for a smart home, air conditioning in individual rooms, installation of a fireplace, videophones. Gated complex - peace, quiet and privacy. Large playgrounds for children and area for walking dogs. The territory has a wide variety of trees and shrubs, including conifers - greenery predominates all year round. Cozy and quiet walking alleys.
Cozy buildings are distinguished by creativity in decoration. A characteristic feature of the complex is the glazed facades, which are hidden behind the characteristic openwork sliding wooden blinds. Hence the name - Ażurowych Okiennic - Openwork blinds. They provide privacy and the ability to regulate the amount of light in the room. In addition, due to the fact that each resident can independently close and open the blinds, the impression of high dynamics of the volumetric architectural composition is created.
The residential complex is perfectly arranged with park greenery located in a closed area. From the south the complex adjoins the park and palace complex Gucin Gaj and Potoku Służewieckiemu, and from the north it runs along the modernized Alei Wilanowskiej.
Location
The residential complex Ażurowych Okiennic is located on one of the main streets of Mokotowa, at Aleje Wilanowskiej 69. A place that is highly valued for its unique location, close to the city center, and, at the same time, surrounded by greenery and beautiful conditions for children's education. Near the investment you can find numerous kindergartens, international schools.
Near the complex there are service points, gourmet restaurants and the historic Pałac w Wilanowie. Business in Służewcu
Since the 90s In the 20th century, the former industrial part of Służewca and the functionally connected western part of Ksawerowa began to be intensively developed with office buildings, resulting in the creation of the largest office complex in Poland. It houses many branch headquarters of many domestic and multinational corporations. To date, 90 office buildings have been built here.
There are an estimated 80,000 to 100,000 employees in the area of office buildings in Służewiec and the western part of nearby Ksaverów, with the majority of corporate employees between 20 and 40 years of age. The sheer number of people traveling to and from the area every day, coupled with the local road system not designed to accommodate so many vehicles, causes massive traffic congestion as well as a shortage of parking spaces.
The business nature of the area also influenced the availability of hotels - Vienna House Mokotow Warsaw and Hampton by Hilton Warsaw Mokotow are located on Postępu Street.
District "Mordor" in Służewcu
Due to communication problems (including traffic jams and difficulties with parking), it received the humorous name Mordor - the dark land from the fantasy novel The Lord of the Rings by J. R. R. Tolkien. Its boundaries are usually considered to be the streets Cybernetyki, Domaniewska, Marynarska and Wołoska.
Several attempts were made to make Mordor the officially recognized name of the area. In 2020, at the request of local residents, two small streets in the vicinity of Służewca were named after Mordor. These are J. R. R. Tolkien Street and Gandalf Street (after one of the main characters in Tolkien's books). These streets form an intersection with each other.
While most of the Służewiec area is occupied by office buildings, a relatively small part of the area consists of multi-family residential buildings, mainly located along the perimeter of the office areas.
Government offices in Służewcu
Służewcu is home to the headquarters of several Polish government agencies. Among them are the Institute of National Remembrance, located at Kurtyki Street 1, the National Court of Appeal at Postępu Street 17A, the National Foundation for Environmental Protection and Water Management at Konstruktorska Street 3A and the National Prosecutor's Office at Postępu Street 3.
Monuments in Służewcu
In Służewcu there is a monument to the builders of the Służewiec Przemysłowy district, made in the style of socialist realism. This is a sculpture depicting a mason, dedicated to the people who worked on the construction of the Służewiec Przemysłowy (Industrial Służewiec) industrial area in the 1950s. It is located in front of the Park Rozwoju office building on Suwak Street. The sculpture is one of the last surviving objects of Służewca's industrial history.
Nature in Służewcu
Historically, the Sadurka stream flowed through the territory of Służewiec, which formed the Służew valley. The stream no longer exists, and its remaining sections form the Służewiec stream, which does not pass through the surrounding area. The stream's bed was artificially altered between the 1920s and 1930s by channeling it through canals.
Public transport and transport infrastructure in Służewcu
Służewiec is a part of Warsaw with very good transport connections. In Służewcu, near Sasanki Street, there is the Warszawa Służewiec railway station. This is a railway line between the stations Warszawa Zachodnia and Kraków Główny, which is operated by Polish Railways. The average number of passengers per day is about 2,000. From here trains depart to Śródmieścia, the Western railway station, to cities near Warsaw.
There are also trams and buses going to the Wierzbno, Służew and Wilanowska metro stations, as well as routes leaving the city.
In this area there is also a tram depot "Mokotów" on Woronicza street 27 and a bus depot R-1 "Woronicza" on street. Woronicza 29. Since 2019, the Chamber of Tram Traditions, a museum of Warsaw trams, has been operating in the Mokotów tram depot.
Social sphere in Służewcu
Służewcie is home to a large number of medical centers, including Lux-Med, Medicover and Enel-Med, as well as other small specialized offices.
There is no park or designated recreation area in the Służewiec area, but the Służewiec Hippodrome and the Zbarż Fort are within walking distance.
Sports lovers in Służewcu have at their disposal the Zdrofit clubs at ul. Konstruktorskiej and Marynarskiej, Calypso with a swimming pool on the street. Postępu and small sports centers. Children can train at the Służewiec football academy - KS GROM PRO Mokotów, at the Razem dla piłki club and at the American football club STF Champion.
A popular shopping destination in Służewcie is the row of pavilions and shops on the corner of Rzymowskiego and Gotarda streets. Very close is Galeria Mokotow, Warsaw's largest shopping center. Galeria Mokotów has shops, restaurants, the Cinema City cinema, as well as other entertainment venues. Thanks to the large number of office workers who come to the area every day, Służewca's gastronomic offer is very attractive and continues to develop.
There are public and private kindergartens on the territory of Służewca, primary schools are located in the southern part of the district.
Służewcu houses two faculties of the University of Warsaw. These are the Faculty of Management (Szturmowa 1/3) and the Faculty of Applied Linguistics (Szturmowa 4). Also located in this area, at Postępu Street 9, is the Institute of Ceramics and Building Materials of the Łukasiewicz Research Network, a national research institute for the processing of non-metallic resources, including the production of ceramics and building materials, mineral binders and concrete.
Służewiec will appeal to people who value convenient access to the most important points of trade, service and communication. Służewiec is also an ideal location for investors looking for rental premises.
