Prices for apartments in May 2024 in Warsaw

The average price of new apartments in Warsaw in May 2024 was PLN 17,595 per sq.m. Thus, in the capital there was no change in the average supply price compared to the previous month, when buyers had to pay an average of PLN 17,585 per sq.m. for their apartments.

The stabilization of the average price per square meter in Warsaw is due to the appearance of a large pool of premises in the popular segment for sale. A quarter of the nearly 2.1 thousand apartments that developers put up for sale in May were priced below 14,500 zlotys per square meter, and the price of every second apartment did not exceed 16.6 thousand zlotys. This is much lower than the average, which in the capital is approximately 17.6 thousand zlotys per square meter.

Interestingly, in May 2024 the number of premises for sale increased. At the end of the month, there were 12,122 offers of new apartments in the database of Warsaw developers, which is 887 more than in April 2024.

In addition, on the secondary market in Warsaw there was an increase in prices for apartments compared to the previous month. Here, according to statistics, in May 2024, when choosing a used home, a buyer had to pay 18,809 zlotys per square meter.
