Housing construction in Warsaw and city districts in the third quarter of 2023
In January – September 2023, 11,041 apartments were rented in Warsaw. There are 30,721 rooms in them, that is, an average of 2.8 rooms per apartment. Thus, it is clear that 3-room apartments predominate in the city's development.
The area of apartments commissioned in the third quarter of 2023 amounted to 683,163 square meters. The average usable area of one apartment was 61.9 square meters.

The absolute majority of the market was occupied by apartments intended for sale or rent – 92.4%. Developers introduced 10,205 apartments. Private investors, cooperatives, and social construction societies brought a total of only 836 apartments (7.6%) to the market.
It is worth paying attention to the fact that the average area of an individual house was 175.8 square meters, and the area of apartments from other developers was in the region of 47.5 - 57.0 square meters. The same trend is in the number of rooms in commissioned housing - if private owners built for themselves an average of 5.7 rooms, then developers - 2.7 rooms, cooperatives - 2.5 rooms, and social construction societies offered mainly 2-room apartments.
Developers have commissioned housing everywhere, except for the Żoliborz area. Private construction, albeit on a different scale, was carried out in 16 districts, except Praga-Północ, Śródmieście. Cooperative apartments were built only in one area - Praga-Południe. Apartments from the social construction society were also delivered in only one area - Bemowo.
Now let's see which areas of Warsaw were built up more intensively in the third quarter of 2023. These are Białołęka (1,935 apartments delivered or 17.5% of the citywide figure), Ursus (1,512 apartments or 13.7%), Mokotów (1,285 or 11.6%), Bemowo (1,061 or 9.6%), Wawer ( 1022 apartments were delivered or 9.3% of the citywide figure). In total, in these 6 city districts out of 18, 61.7% of all apartments commissioned in Warsaw in the first 9 months of 2023 were delivered.
On the other hand, we note the almost complete absence of effective development during this period of time in areas such as Ochota, Śródmieście, Wesoła, Wilanów, Żoliborz. In all these 5 districts together, only 183 apartments were rented. This is even less than in an area like Bielany (212 apartments). Let's hope that these areas will catch up in the 4th quarter.
