Studio apartments in Poland are very popular. How much does a studio apartment cost?
The highest price per square meter of a one-room apartment was recorded in Warsaw - it exceeded 22,000 zlotys. It was also expensive in Gdansk and Krakow. To buy a new one-room apartment, you had to pay more than 20,000 zlotys/sq.m in Gdansk and almost 19,000 zlotys/sq.m in the capital of Lesser Poland.
What is a studio apartment?
Buying a studio apartment is often a good decision for a single person, for starting adult life or for future rental. Having realized the potential of a one-room apartment, many decide to buy it. How much money do you need to prepare to become the owner of a studio apartment? Is it profitable to invest in small apartments?
Studio apartment is a popular term for a 1-room apartment. It consists of a relatively small main room, a kitchen or kitchenette and a bathroom. The area of such an apartment is usually from 25 to 30 square meters. Also available on the market are spaces called micro-studios, which are less than 25 square meters in size.
Demand for studio apartments
Studio apartments are most popular, especially in large cities. These are areas with high population density, where property prices are high and housing availability is limited. In these locations, studio apartments are an attractive option for both people looking for their first home and investors. They are also popular among students and young workers who value proximity to business centers, universities and entertainment potential.
In addition, studio apartments are often chosen by people who lead a dynamic lifestyle and are looking for small but comfortable spaces. The popularity of such apartments results in high liquidity in the rental market, making them a valuable investment asset offering a stable source of income and potential capital appreciation.
What affects the price of studio apartments?
Prices for small apartments vary and depend on many factors. This:
• location,
• finishing standard,
• infrastructure and amenities,
• standard and condition of the building,
• general market situation.
The cost of the apartment and its area.
The cost of purchasing a studio apartment compares favorably with the cost of purchasing a larger apartment. You simply pay less for a 1-room apartment. However, if you compare the price per square meter (hereinafter referred to as unit) of a small apartment and a larger apartment, it turns out that the price per square meter is much higher. Why?
The developer's fixed costs during the construction of a studio apartment are distributed over a smaller number of square meters. We are talking about costs associated with maintaining a sales office, advertising, creating a website, or paying an escrow account to the bank. Thus, investors compensate for the costs incurred by increasing unit prices.
Despite the relatively higher price per unit, small apartments on the secondary market are still popular. This is due to two factors. First of all, a higher unit price is not particularly important for people who have, for example, only PLN 300,000 and want to buy any apartment. Secondly, compact apartments usually have a favorable relationship between the purchase price and the level of administrative rent. This is why many people investing in rentals only consider studio apartments and small apartments.
How much does a studio apartment cost in Warsaw?
The capital is the leader in apartment prices. This also applies to studio apartments, which are very popular in Warsaw. In May 2024, the price per square meter of a one-room apartment was, on average, PLN 22,124. It is worth noting that at the same time, the average price of a two-room apartment was 17,841 zlotys/sq.m, and a three-room apartment – 16,201 zlotys/sq.m.
Thus, we see that studio apartments in the capital are definitely more expensive than larger apartments. For a small one-room apartment in an excellent location, for example near the metro, the payment will be even higher.
The cheapest studio apartments – where to look?
Prices for apartments in small provincial towns are significantly lower than in the largest cities. The situation is similar in the case of studio apartments. The larger the city, the higher the prices. So where can you look for a studio apartment for a smaller budget? Currently, the cheapest one-room apartments can be found in cities such as:
• Gorzow Wielkopolski – 7,278 PLN/sq.m.
• Opole – PLN 8,862/sq.m.
• Bialystok – PLN 10,874/sq.m.
• Bydgoszcz – PLN 11,316/sq.m.
• Lodz – PLN 12,057/sq.m.
• Rzeszow – PLN 12,376/sq.m.
• Kielce – PLN 12,861/sq.m.
More expensive in cities such as: Torun - 12,900 zlotys/sq.m, Szczecin - 13,863 zlotys/sq.m, Olsztyn - 13,969 zlotys/sq.m.
It is also worth emphasizing that if you want to buy a cheaper studio apartment in a big city, you should look for it in areas remote from the center.
